DISCOVERY CONSULTATION
Every successful project begins with a conversation. During our in-home consultation, we'll walk your property, discuss your ideas, and learn how you want to use your outdoor living space. We'll evaluate the site, identify opportunities and challenges, and answer your questions. This meeting establishes the foundation for a design that complements your home, lifestyle, and long-term goals.
CONCEPTUAL DESIGN
With the Design Agreement in place, we begin creating the first concept for your project. Using information gathered during our consultation, we develop a scaled conceptual design that establishes the layout, major features, and overall direction of your outdoor living space. We'll then meet with you to review the concept, discuss the preliminary budget, and gather your feedback so we can refine the design before moving into the next phase.
REFINING AND REVISING
Once you've reviewed the conceptual design, we refine the plan based on your feedback. Together, we'll finalize the layout, materials, features, and finishes while making any necessary adjustments. This collaborative process ensures the design, scope, and budget align with your vision before construction documents are prepared. Every detail is carefully considered to ensure the finished space performs as beautifully as it looks.
CONTRACTS / APPROVALS / PERMITTING
.Once your design, scope, and budget are finalized, we'll prepare your construction agreement and project schedule. From there, we coordinate the permitting process, including township requirements and HOA approvals when applicable. We manage the details so your project is ready to move into construction with confidence. Our goal is to make this process as seamless as possible, allowing you to focus on the excitement of your upcoming project.
BRINGING IT TO LIFE
With permits and approvals complete, construction begins. Before work starts, we'll review the project schedule, timeline, and what to expect throughout the build. Your dedicated project manager will oversee every phase, coordinate our craftsmen, and keep you informed as your outdoor living space comes to life. Throughout construction, we're committed to quality craftsmanship, clear communication, and attention to every detail.
PROJECT COMPLETION
Before we consider the project complete, we'll walk your new outdoor living space with you to ensure every detail has been completed to your satisfaction. What happens during the initial consultation?
The initial consultation takes place at your property so we can see the space, understand how you want to use it and discuss your priorities, ideas and budget. We’ll also talk through opportunities, potential challenges and the overall scope of the project. From there, we can determine the appropriate next step and whether a design agreement is needed.
What is included in the design phase?
The design phase is tailored to the project and may include site planning, layout development, material and finish selections, construction details and 3D visualization where appropriate. The goal is to define the overall vision, scope and key decisions before construction begins so the project can move forward with fewer surprises.
How much does the design process cost?
Design fees vary depending on the size, scope and complexity of the project. After the initial consultation, we define the design scope and provide a clear design fee before conceptual work begins. This allows the design process to be tailored to the property and the level of planning required.
When is the construction budget established?
We provide an initial budget estimate early in the process based on the project goals, scope and overall direction. As the design develops and selections are made, the budget is refined so you can make informed decisions along the way. Once the design and scope are finalized, we prepare the detailed construction proposal before work begins.
Do you handle Township and HOA approvals?
Yes. When required, we can prepare and coordinate the drawings and information needed for The Woodlands Township, HOA and architectural review approvals. We identify those requirements during the design process so the project can move through the appropriate approval steps before construction begins.
Who manages my project during construction?
Your project remains personally led by the owner of JM Outdoor Living throughout construction. We coordinate the trades, materials, scheduling and day-to-day project details while keeping you informed as the work progresses. This gives you one consistent point of contact from design through completion.
How are changes handled during construction?
If you request a change after construction begins, we review how it affects the scope, cost and schedule before moving forward. Any additional work is documented and approved so everyone understands the change and its impact before the work is completed.
How do progress payments work?
Payments are made throughout the project as work progresses, rather than being tied to rigid milestones. The payment schedule is clearly outlined in the construction agreement so expectations are understood from the beginning. This approach provides peace of mind for all parties and keeps the financial side of the project clear as construction moves forward.
How are design revisions handled?
Design is a collaborative process, and revisions are used to refine the plan as ideas, priorities and selections develop. We review your feedback, make the agreed-upon adjustments and continue refining the design until the scope and overall direction are clearly defined before moving into construction.
What happens after the design is approved?
Once the design is approved, we finalize the construction scope, selections and proposal, complete any required approvals and begin coordinating materials, trades and scheduling. From there, the project moves into construction with the design serving as the roadmap for the work.
